Your simple basic visual inspection (walk thru the house, flip the switches, flush the toilets, run the appliances and look at the roof and attic) has been around for decades. These legacy type inspections are getting cheaper and cheaper as they are rapidly becoming a thing of the past. The new technology and equipment that is currently available today now allows the inspector to look beyond the walls, ceilings and floor coverings and discover hidden defects that would normally go undetected with a typical inspection. More and more real estate agents are becoming reluctant to recommend the old traditional home inspector of yesterday when you have all this modern, state of the art technology available. They are finding the consequences of having their buyers come back later in anger and disgust because the "low budget legacy" home inspection failed to uncover hidden problems that could have otherwise been discovered. What we´ve been discovering is that today´s smart home buyers are now starting to hire home inspection companies that can give them the best value for their money, this of course means home inspectors with infrared cameras. If you are interested only with price and not value, there are cheap home inspectors out there. Many out of work handymen can go thru your new home with a flashlight and a clipboard and do a visual inspection for $100 or more. If you are not worried about or just don´t care about the most critical parts of your new home, by all means grab one of these cheap inspectors. If you really care about your new investment, and are curious about the other half of your home, the areas behind the drywall, the floors and sheet rocked ceilings, the possible hidden mold, water or drain leaks and missing insulation then you should really consider using a certified infrared home inspector who uses modern thermal imaging equipment. |
