 There are two types of home inspections. Your simple basic visual inspection (walk thru the house, flip the switches, flush the toilets, run the appliances and look at the roof and attic) has been around for decades.
These legacy type inspections are getting cheaper and cheaper as they are rapidly becoming a thing of the past. The new technology and equipment that is currently available today now allows the inspector to look beyond the walls, ceilings and floor coverings and discover hidden defects that would normally go undetected with a typical inspection. 
More and more real estate agents are becoming reluctant to recommend the old traditional home inspector of yesterday when you have all this modern, state of the art technology available. They are finding the consequences of having their buyers come back later in anger and disgust because the "low budget legacy" home inspection failed to uncover hidden problems that could have otherwise been discovered.
